Submittal Requirement
The first step to submitting a development of any kind is to call (850) 267-1955 to schedule a pre-application meeting with staff.  No applications will be accepted prior to a pre-application meeting.

Scenic Corridor Projects, Deviations and Signs
This section provides assistance with development criteria for the U.S. 331 South, U.S. 98 and C.R. 30A Scenic Corridors.

Walton County has two designated scenic corridors, U.S. Highway 98/331 and C.R. 30-A.  The U.S. Highway 98/331 Scenic Corridor encompasses 400 feet either side of the Hwy 98 right-of-way from the Bay County line to the Okaloosa County line.  Projects, other than single-family residential subdivisions, are required to get approval through the Design Review Board (DRB).  The DRB reviews the aesthetics of buildings, landscaping and signs.  Projects, other than signs, are required to post a sign and send out letters to adjacent property owners in advance of the meeting.  Submittal requirements and development standards for the scenic corridor can be found in Chapter 13, Section 13.02.01 of the Walton County Land Development Code (LDC).

 

The C.R. 30-A Scenic Corridor includes all parcels adjacent to C.R. 30-A and it also includes C.R. 83, C.R. 393, C.R. 283 and C.R. 395.  Projects within the C.R. 30-A Scenic Corridor are not required to obtain approval through the DRB.  Submittal requirements and development standards for the scenic corridor can be found in Chapter 13, Section 13.02.00 of the Walton County Land Development Code (LDC).

 

The DRB may permit a deviation from the U.S. Highway 98/331 Scenic Corridor standards provided the applicant submit the deviation request in writing explaining the deviation and the specific reason why it is being requested along with the required six criteria for approval of a deviation.  These criteria can be found in Chapter 13, Section 13.02.01 G. of the LDC.

 

All non-residential projects with the U.S. Highway 98/331 Scenic Corridor with 4 or more units are required to have a master signage plan approved by the DRB.  Projects with less than 4 units are required to get approval from the DRB for both monument signs and building signs.  Single-family residential subdivisions are exempt from DRB signage review.  Submittal requirements and sign standards for the scenic corridor can be found in Chapter 13, Section 13.02.05.07 of the Walton County Land Development Code (LDC).


Town Center 1
In addition to the U.S. 331 South, U.S. 98, and C.R. 30A Scenic Corridors, the Design Review Board will review all development applications located within the Town Center 1.  They will be reviewed for their consistency with the architectural styles, design guidelines, xeriscaping & lighting requirements, as outlined in the Town Center 1 Master Plan.

Genesis 30A Study Background
The Genesis 30A Study is a 12-month traffic study done for County Road 30-A Corridor. This study was undertaken in 2005 by a consultant team led by Genesis Group under the guidance of the Walton County Public Works Department.
